Take one ancient building, untenanted and untouched for 30 years. Transform into a modern office building. Ensure all five floors are snapped up. And do it all in six months.

There’s a great deal of satisfaction to be gained from taking a building in desperate need of attention, bringing it up to modern standards, with a mix of retail and offices, and installing five happy tenants in record time.

As well as some things we’d seen before, like mouldy walls, water pouring down the main stairwell and old windows that wouldn’t open, as a former bank, the Lombard building had the added interest of bank safes throughout the buildings – sometimes over two floors. As no tenant seemed to find these particularly desirable, they had to go. But where? 7m by 3m brick vaults can’t just be whipped out and carted down the stairs. There was only one thing for it. Cut them up into lots of pieces, and take each of those pieces down the stairs, one by one...

We also needed to liaise with the one existing tenant on the ground floor in order to sort out the electricity and water. As they were running a cafe, it was vital to their business that their fridges, ovens and EFTPOS would be working. We worked with them to try and find the perfect timing for the upgrading works – that fitted within our schedule and had the minimum possible disruption to their business.

All in a day’s work for us. Well, all in six month’s work. And thanks to the grit and determination of the client, and the whole team, we did it.
